Kew Bridge Rise transforms a complex brownfield site in Brentford to create 441 new homes, half of which are affordable through shared ownership and affordable rent. Delivered in partnership with L&Q and Hill six months ahead of schedule, the scheme brings together studio, one-, two- and three-bedroom apartments and townhouses with workspace, a nursery, resident amenities, new public realm and places to meet, play and pause.

The design responds to a challenging urban condition between major roads, rail infrastructure and Brentford Community Stadium. Five residential buildings, rising to 18 storeys, are stepped, staggered, and splayed to maximise daylight, protect privacy and buffer homes from the surrounding transport network. Apartments are lifted above ground level, creating a calmer residential setting with long views towards the River Thames and across London.

Public life has been central to the scheme from the outset. Around a third of the site is given over to new open space, helping to connect the surrounding neighbourhood while guiding movement between public transport and Brentford Community Stadium on matchdays. At the western end of the site, a triple-height porte-cochère with a mirrored soffit creates a distinctive marker and a generous public plaza, animated by a restaurant, café and grocery store.

Resident life is organised around two interconnected elevated courtyards. These landscaped gardens provide secure, characterful spaces for relaxation, play and biodiversity, with level access to the concierge, residents’ gym and co-working space. Along the northern edge, a nursery and clearly defined residential entrances help activate the street, while five terraced houses complete a new residential mews to the south.

Designed as a mixed-tenure, tenure-blind neighbourhood, Kew Bridge Rise combines much-needed homes with everyday amenities and carefully composed public spaces — turning a once under-used site into a more connected piece of Brentford.
