A new centre for Canning Town
The completion of the Hallsville Quarter masterplan is a pivotal moment in the transformation of Canning Town, East London into a vibrant, connected, and inclusive urban neighbourhood.
Seraphina Apartments, completing Phase III of the masterplan deliver 132 high-quality build-to-rent homes across two striking buildings. Managed and operated by Grainger, the UK’s largest listed residential landlord, they join the successful Nautilus and Argo buildings to create a thriving, Build-to-Rent residential cluster at Fortunes Dock.
Named after historic vessels built by Thames Ironworks and Ship Building Ltd, Seraphina, they reflect the industrial heritage and forward-looking energy of Canning Town.
A combination of one, two, and three-bedroom apartments address the everchanging needs of city living. The scheme includes extensive shared social spaces, a residents’ lounge, co-working facilities with dedicated work pods, and private meeting rooms equipped with dining facilities. Additional amenities include a games room, a fully equipped gym and wellness spaces, as well as landscaped gardens and rooftop terraces, and six commercial units at street level to support local enterprise.
The buildings are arranged around communal gardens at first floor, which bring daylight, greenery, and openness into the heart of the scheme. The gardens look over to other courtyard gardens in other parts of the scheme, reinforcing the sense of community between different forms of tenancy.
A series of new public spaces continue the High Street and introduce new routes, running east- west that expand the town centre. Celebrated artist David Batchelor’s art installation, selected via a community vote, brings colour, light, and vibrancy to the new street, enriching the everyday experience of residents and visitors, day, and night.
Hallsville sits opposite Canning Town station, with access to the Elizabeth Line from the nearby Custom House station, and nearby some of East London’s key leisure, retail, commercial and travel destinations, including Canary Wharf, The O2, Stratford, The City and London City Airport.
We’ve been involved with Hallsville Quarter for many years and are delighted with the final results, especially the new public spaces that extend the high street and connect the community. This development has transformed the future of Canning Town centre, creating a wide range of accommodation right next to the transport interchange and linking to Silvertown and the Royal Docks.
