The comprehensive refurbishment and redevelopment of an historic canal-side warehouse complex has transformed the site into a vibrant, mixed use commercial hub, and an asset for Islington.
The creative campus has been designed in response to a strong demand for flexible workspace in Islington and provides a diverse range of office environments, from large, high-specification corporate floors to smaller units for SMEs, start-ups, and co-working. Its adaptability ensures the buildings can accommodate evolving technologies, business models, and occupier needs over time.
The design artfully balances heritage and modernity. Locally listed buildings at Nos.10 and 12 are carefully retained and restored, with unsympathetic 1980s alterations removed. The new development is designed to complement this historic fabric through scale, materiality and detailing, rooftop extensions are sensitively set back to minimise visual impact particularly along the canal frontage and alongside neighbouring residential properties. Environmental impact was also minimised by utilising the canal for last-mile deliveries of materials and the removal of quantities of spoil during construction.
The generous new courtyard reinterprets the site’s historic pattern of enclosed wharf spaces and becomes a natural meeting point. It improves the daylight levels and creates a sheltered environment that supports social interaction while mitigating noise. It also strengthens visual and physical connections between All Saints Street and Regent’s Canal.
Publicly accessible spaces, including cafés, retail, gallery and exhibition areas, form a “life support system” that benefits both occupiers and the wider neighbourhood. Features such as shared balconies, interconnected buildings, and communal areas encourage informal interaction, innovation, and interdisciplinary working across the campus.
By intensifying employment space within a well-connected urban location, the development supports sustainable growth, reduces the need for commuting, and contributes to local economic vitality through job creation and increased footfall in the area.
