The latest chapter in Oldham’s regeneration, brought about by a 15 year partnership with Muse, will deliver up to 2,000 mixed-tenure homes across a series of brownfield sites in the town centre.
Prince’s Gate is the first phase of an ambitious masterplan, which brings 331 new apartments and commercial space to a prominent gateway site beside Mumps Metrolink station. More than just homes, the development is set to become a vibrant, sustainable neighbourhood that supports long-term growth and celebrates Oldham’s distinct identity. The first phase will deliver 75 affordable rent homes; a place where people from the local community can put down roots.
The masterplan is founded on Passivhaus principles and meets the Future Homes Standard to be zero-carbon ready. High-performance façades, energy-efficient building systems and low-carbon materials help reduce operational and embodied carbon, while a circular economy mindset minimises the use of virgin resources.
The buildings’ appearance references Oldham’s historic architecture. A sensitive brickworks palette with contrasting banding woven into the recessed panels adds depth and texture to the facades. Each building shares the same primary brick and is paired with its own secondary brick to give it a distinct personality within the wider family. Public art celebrating Oldham’s culture and history will further strengthen the connection between the new neighbourhood and the town’s heritage.
New planting, attractive pedestrian routes and welcoming communal spaces will contribute to a healthier and more connected town centre. Secure cycle storage, accessible travel facilities and strong connections to public transport will encourage low-carbon travel choices.
