A socially aware creative campus where businesses can grow

Pollard Street re-thinks modern industry and workplace. A collection of five buildings along the Ashton Canal embracing the New Islington Metrolink stop, this new campus will be where start-ups, incubator and established businesses congregate as a vibrant ‘collective’ while providing the public with plentiful, high-quality public realm.

The challenge

There’s more to working life than just a desk space. Workplaces need to be creative, versatile environments where the space can develop alongside the businesses that occupy it. Our brief was to create a bespoke, inspiring and engaging place where businesses of varying scales can grow on one campus, with the wellness of both the individual occupant and the community at large considered at the outset.

The big idea

Pollard Street will offer two different types of spaces across five buildings to meet the needs of Manchester’s fresh talent – a range of flexible unit sizes, from 1,000 sqft to 12,000 sqft, as well as best-in-class cycling facilities and rooftop sports facilities to promote low-carbon transport and workplace wellbeing.

The distinct, canal-side campus will champion best practice in social awareness and innovation through a considered placemaking strategy: 300m of canal frontage will be unlocked and two significant pieces of public realm will be created along with ground floor retail offerings to form a vibrant destination.

The small detail

With a nod to Manchester’s rich industrial heritage, Pollard Street takes the idea of a building as a machine for modern industry. A colour coding strategy highlights the structure, service and cladding, giving the visitor an insight into how a building stands and breathes. Large scale signage – or ‘Supergraphics’ – will feature on the facades while acting as wayfinding across the collection of buildings. The gantry walkways are expressed externally which help animate key elevations: it acts as a street and a social meeting point for neighbours.
