Our vision is to seize a once-in-a-generation opportunity to create a new mixed-use neighbourhood that is for and of Oxford.

The big idea

The Oxpens site is a long derelict piece of land at the fringe of Oxford’s historic city centre. This ambitious project is the first significant extension of the city centre for generations and is part of a wider set of initiatives to realise an ‘innovation district’ in the city’s West End.

Riding the wave of globally significant research and enterprise for which Oxford is renowned, and responding to the trend to co-locate workspace with a complementary mix of uses, our proposals set out approximately 1 million sqft of development space for office, research and development, multi-tenure residential, hotels and hospitality uses.

The small detail

Our proposals look to set new development within the distinctive riverside landscape and protected Oxpens Meadows. The development will expand the meadows’ green landscape, open up activity along the River Thames and incorporate a new pedestrian cycle footbridge. The masterplan creates a fine-grained network of streets that learns from the best of Oxford’s historic townscape.
