With our client team, Notting Hill Housing Group and Barratt London, Hawkins\Brown are collaborating with HTA and Mae on the Aylesbury Estate regeneration project. As part of this, we were commissioned to develop a section of HTA's design code for later phases, known as the 'School Neighbourhood'.
The area is located adjacent to the Faraday School, just south of the Liverpool Grove conservation area. The design code reserves this part of the masterplan for family houses arranged along traditional streets. We have modelled a series of three and four bedroomed terraced houses with projecting window bays so that the houses have individual expression and to ensure there is positive surveillance of the street from kitchen windows.
To the rear of the houses, we have suggested a secure communal garden space shared among residents so that children have access to ten times the amount of off-street playspace otherwise provided by separate gardens.
Larger four storey ‘vista buildings’ capture the view along the street and comprise four maisonettes gathered together.
The school neighbourhood is part a wider outline planning conscent granted for the Aylesbury Estate Regeneration project in April 2015.
