Hawkins\Brown wins Grange Farm masterplan job \

We are absolutely delighted to be appointed to design the new Grange Farm. We are excited about working with Harrow Council, local residents and wider stakeholders to create an attractive, safe and thriving new community.

The over-riding design objective is to stitch-in with the local area and create a neighbourhood that is a natural extension of the Borough, and not an isolated estate with little sense of place as currently exists. Our approach focuses on a masterplan of streets and squares composed of a variety of housing types connected by a hierarchy of open spaces. The existing estate benefits from extensive open green space and numerous mature trees, however, it lacks definition and ownership. Key to our approach was to bring leading landscape architect Grant Associates into our team to develop the design of the open spaces. Our initial approach seeks to give proper gardens to ground floor homes and usable balconies and terraces to apartments. A large linear ‘village green’ defines the heart of the scheme and is complemented by a communal residents’ garden.

The proposed design layout establishes a legible hierarchy based on primary and secondary routes. Each street has a different scale and character relating to the various housing typologies, whilst linking up to create coherent routes through the site. Social and community inclusion will be fostered through the provision of a shared community centre at the heart of the site and the shared external spaces which will include areas for play, productive gardening, sustainable urban drainage and other means of promoting health and wellbeing and education.

A key element of the project is the involvement of current residents and consultation with neighbours. The residents have an active steering group and were part of the selection process. We have met with them to introduce ourselves and listen to their needs. We will be developing an inclusive consultation plan to involve contributions from all stakeholders and integrate their needs into the emerging design.
